California Mortgage Relief Program

Provides up to $80,000 to eligible California homeowners who experienced financial hardship due to COVID-19. Funds can cover past-due mortgage payments, property taxes, homeowner association fees, and other qualified expenses.

Eligibility: Own and occupy a California home, experienced pandemic-related hardship, income at or below county limits (up to 150% AMI).

HUD Housing Counseling

The U.S. Department of Housing and Urban Development (HUD) funds free housing counseling agencies throughout California. Counselors can help you understand your options, review your finances, communicate with your lender, and submit loan modification applications.

FHA Loss Mitigation

If you have an FHA loan, you may qualify for special FHA loss mitigation options including FHA-HAMP modification, partial claim, or pre-foreclosure sale. Contact your loan servicer to ask about FHA-specific options.

VA Loan Assistance

Veterans with VA-guaranteed loans have access to VA loan technicians who can intervene with your servicer on your behalf. The VA offers several loss mitigation options and can help negotiate with lenders.

NeighborWorks America

Network of nonprofit housing counseling organizations providing free foreclosure prevention services throughout California. Counselors can help with budgeting, loan modification applications, and understanding your options.

Homeownership Preservation Foundation (HOPE Hotline)

Nonprofit counseling service available 24/7 for homeowners facing foreclosure. Provides free, confidential counseling in multiple languages.

California Housing Finance Agency (CalHFA)

State agency providing information on foreclosure prevention programs and resources for California homeowners. Can help connect you with local counseling agencies.

California State Bar Lawyer Referral Service

Can connect you with attorneys who offer free or low-cost consultations for foreclosure-related legal issues.

Legal Aid Foundation of Los Angeles

Provides free legal services to low-income residents of Los Angeles County, including foreclosure defense and housing issues.

Bay Area Legal Aid

Free civil legal services for low-income Bay Area residents, including foreclosure prevention and tenant rights.

California Homeowner Bill of Rights

California law provides important protections for homeowners facing foreclosure:

• No Dual Tracking: Lenders cannot foreclose while reviewing your loan modification application
• Single Point of Contact: You're entitled to one person/team handling your case
• Written Decisions: Lenders must explain in writing why they denied your modification
• Right to Appeal: You can appeal a denied loan modification
